Working through the winter

The current focus of construction of One Royce Circle is on the interior while exterior work continues as weather permits.  One Royce Circle will face the Town Square and will feature commercial uses on the first floor and residential apartments on the upper floors.  This building is expected to open in August 2013.

Work has begun on the south end of the project with demolition of three small buildings and site preparation for the construction of a grocery store.

Demo of 1254 Storrs Road Underway

The former Marketplace building housed many businesses over the years, including Subway, Travel Planners, Skora's Barbershop, and Body Language - all of which are now open in their new locations in 1 Dog Lane and 9 Dog Lane.

Demolition of the building began recently.  The removal of the building will make way for the extension of Bolton Road into Storrs Center and for Phase 1C of the new downtown.

Getting ready for Phase 1B

The preparation for construction of Phase 1B has begun with the demolition of 10 Dog Lane (the former “Phil’s” building).  The demolition of 4 Dog Lane (the former location of Storrs Automotive) will begin soon as well.  Once both buildings are demolished and some other site preparation work is completed, the construction of Phase 1B will begin.

Phase 1B will be a building built adjacent to the parking garage.

Phase 1B will consist of one building which will be adjacent to the parking garage.  The building will feature commercial businesses on the first floor with residential units on the upper floors.  The residential units will be part of The Oaks on the Square.  Lease negotiations for the commercial spaces are underway, including the lease for the UConn Co-op’s new satellite location.

Meanwhile, construction of Phase 1A continues with façade, roof, and interior work on 1 Dog Lane and 9 Dog Lane and interior work on the parking garage.

Demolition Update

The demolition of the former Publications building is nearly complete. The removal of remaining materials and the filling of the hole where the building sat will take place in the next week.

Work has begun on the demolition of 13 Dog Lane (the former Select Physical Therapy building). Once the interior work is completed, then the exterior structure will be torn down. Meanwhile, the interior work on 14 Dog Lane (the former Nayden Health Clinic building across the street) will begin in the coming week.

More Projects Begin


With the work on the parking lots near the Bishop Center now underway, the entrance to the Bishop Center on Dog Lane has been closed to both pedestrians and vehicles.  Please use the entrance located on Storrs Road/Route 195.

As mentioned in earlier posts, the demolition of the Publications building is proceeding apace (please see the above photo).  The abatement of 14 Dog Lane (the former Nayden Health Clinic building) has begun.  Once the abatement is finished for both 14 and 13 Dog Lane (former Select Physical Therapy building), then the demolition of those two building will commence.  The parking lots of both buildings are now closed.

Pedestrians, bicyclists, and motorists should be aware of the increasing presence of construction vehicles in the area, especially around the intersection of Dog Lane and Storrs Road.  Please use caution when traveling near these areas.

Demolition Continues

The work on the former Publications building will continue this week. While most of the work to date has been on the interior, work on the exterior will begin soon.

Demolition of 13 and 14 Dog Lane (former Select Physical Therapy and Nayden Health Clinic buildings, respectively) will begin soon. As with the former Publications building, the first steps will be to complete any interior work before anything will be done to the exterior of the building.

And, the University will begin work on its sanitary sewer upgrade next week. The sewer line runs along Storrs Road, but most of the work will be done underground. Traffic in both directions will be maintained, although it may be slower at times to accommodate the work in progress.

The demolition of the former Publications building has begun. This will be a gradual process, beginning with work on the interior of the building.

Demolition Update and Parking News

The Town of Mansfield has selected Standard Demolition Services of Trumbull, CT, to complete the abatement and demolition of the former Publications building [1266 Storrs Road (corner of Dog Lane and Route 195)]. As noted on May 13, the site of the building will be part of Phase 1A of Storrs Center.

In preparation of the anticipated start of demolition, the parking lot behind the building will be closed as of Friday, May 20 at 5:00 pm.  All vehicles should be moved after Friday because a fence will soon be installed around the site. 

It is anticipated that the Bishop Center parking lots will close on May 26.  This lot will close to accommodate construction in that area.

Demo to Begin Soon

The Town of Mansfield expects the demolition of the former Publications building, located on the corner of Dog Lane and Storrs Road (Route 195), to begin soon after May 23.  Final permits and approvals are in the works.

Once the building has been demolished, construction of the first phase of Mansfield's new downtown, Storrs Center, can begin.  Plans for the first phase include the realignment of Dog Lane and the construction of a mixed-use building which will house commercial uses on the ground level and residential units on the upper floors.

Demo Bid Announced

The Town of Mansfield recently announced a request for bids for demolition of the former Publications building located at the intersection of Dog Lane and Storrs Road (Route 195).  Bids will be accepted until 2:00 pm on April 18 - visit the Town's website for the full announcement: http://www.mansfieldct.gov/.

The demo of this building is the first major physical step in creating the new downtown as it will clear the way for the realignment of Dog Lane and future construction of Phase 1A.
